We love your furry companions and welcome up to two per apartment home. There is a $300 pet deposit per pet and a monthly pet fee of $35. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

Modera LoHi offers package lockers available to residents 24/7. The resident will receive an email and text message when a package is delivered to the lockers. Residents can also receive deliveries from certain carriers via the entry callbox system.

We provide recycling services for our residents. There are trash and recycling chutes on every floor for residents. Anything oversized will need to be taken to the main trash roo on the 1st floor.

Upon move-in, residents will be automatically enrolled in the Foxen Property Damage Liability Waiver Program at $20 per month, which ensures you meet the $300,000 property liability coverage requirement in your lease. Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. How much is the deposit at Modera LoHi? What additional fees do I need to be aware of when renting a home?
At Modera LoHi, the one-time fees include a $19 application fee, a $245 administrative fee, a $300 holding fee, a $300 security deposit, a $300 pet deposit, and a $35 parcel locker registration fee. Additionally, there are monthly fees, including a $15 Resident Liability Program fee and a $35 pet rent fee.
Do you accept Section 8 vouchers?
For those wanting to apply with a Section 8 voucher, we do accept, but rental qualification will need to be met.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

When is rent due each month at Modera LoHi in CO?
Rent is due on the 1st of each month. Rent is considered late on the 2nd of the month however there is a grace period until late fees are applied to the account. A 5% late fee is applied to any account with an outstanding balance on the 9th of each month.
Can the apartment homes at Modera LoHi in CO be sublet or listed on short-term rental platforms like Airbnb or VRBO?
